Job Responsibilities

Strategic Property & Asset Management

• Develop and implement property management strategies to maximize asset value, occupancy, and rental income.
• Oversee the full lifecycle of property operations, including leasing, renewals, rent reviews, and tenant retention.
• Advise management on market trends, rental benchmarks, and asset improvement opportunities.

Financial & Rent Management

• Prepare and manage annual property budgets, forecasts, and operating plans.
• Oversee rent collection, service charge administration, arrears management, and recovery actions.
• Monitor operating costs and ensure cost-effective service delivery without compromising quality.
• Approve invoices, manage expenditure, and ensure accurate financial reporting.

Tenant & Stakeholder Management

• Lead tenant engagement, negotiations, and dispute resolution.
• Ensure high levels of tenant satisfaction and prompt resolution of complaints.
• Manage relationships with landlords, owners, investors, and external stakeholders.

Building Maintenance

• Oversee preventive and corrective maintenance of buildings, infrastructure, and services.
• Ensure health, safety, and environmental standards are met across all managed properties.
• Plan and manage minor refurbishments, upgrades, and improvement works.

Compliance, Risk & Governance

• Ensure compliance with lease terms, company policies, and Nigerian property regulations.
• Manage insurance matters, risk assessments, and statutory certifications.
• Enforce building rules, security protocols, and safety procedures.

Reporting & Team Leadership

• Prepare management reports on rent performance, occupancy rates, maintenance status, and risks.
• Lead, mentor, and evaluate Property Officers and site teams.
• Set performance targets and monitor KPIs for assigned properties

Job Requirements & Qualifications

• B.Sc. / HND in Estate Management, Property Management, Facility Management, Business Administration, or related discipline.
• Professional certification (NIESV, IFMA, RICS – added advantage).
• Minimum of 5–10 years’ experience in property or facility management, with at least 3 years in a supervisory or managerial role.
• Strong understanding of Nigerian property laws, lease administration, and real estate documentation.
• Proven experience managing residential, commercial, or mixed-use portfolios.
• Strong financial acumen, budgeting, and reporting skills.
• Proficiency in Microsoft Office and property management systems.
