    Interior Design Project Manager

    Location: Lekki Peninsula, Lagos

    Role Summary

    • The interior design project manager is responsible for all aspects of planning, budgeting, and execution for interior design projects in their organization.
    • He/she will interact with clients, contractors, and staff to communicate and enforce project goals and deadlines.
    • The interior design project manager’s responsibilities and duties include defining the scope of work desired by the client {planning and design}, working through programming {workflow, strategic plan, schedule, budget}, schematic services {dialogue of design solutions including drawings, material samples, budgets, and product mockups}, design development {finalizing drawings and specifications of architectural plans}, construction documents {interface with other trade professionals and consultants}, and construction administration {ensuring as‐built or as‐ recorded design and specifications are documented, punch lists are completed and final authorization of payments are administered.

    Duties and Responsibilities

    • Oversee the architectural design and construction efforts. Conduct market research and facilitate design review and build planning meetings, approve design specifications and develop purchase justifications for materials where necessary.
    • Coordinate the procurement of all Furniture, Furnishing and Equipment on all projects (renovation and new construction, regardless of size and complexity);
    • Manage small size projects involving maintenance, basic renovation, and furniture upgrades of existing spaces; and assists to plan and design artistic functional interiors for residence using design elements, expertise and selection criteria to provide for an aesthetic environment consistent with established objectives.
    • Coordinate with client and project lead to determine requirements and scope of the project; develops preliminary design concept on each proposed project.
    • Assists in the selection of design consultants for large projects requiring outside contract services, and conveys project requirements and design criteria to consultants as it relates to Furniture, Finishing & Equipment.
    • Collaborate with vendors, purchasing, department management, and others as needed in the selection of finishes, fixtures, and furniture to ensure selections meet needs and all appropriate codes and requirements.
    • Review consultant has completed design drawings and specifications ensuring that program requirements are met; and that the Furniture’s layout and selections meet the Client’s needs and requirements.
    • Coordinate preparation of bid documents for outside contractors to bid and construct, relaying information to bidders such as the needs of the client, the trades to be involved and the estimated start date.
    • Manage on-going construction by contractors for projects or in-house construction to ensure that work being done complies with plans and specifications and is progressing on schedule.
    • Oversee design, procurement and installation of all Furniture, Furnishing and Equipment on all renovation and new construction projects in collaboration with vendor representative on-site.
    • Develop timetable for projects to minimize impact on programs and services, manage schedule and meet multiple deadlines.
    • Prepare specifications and sketches plans for interiors depicting proper arrangement of furniture and accessories; coordinates harmonious color schemes.
    • Develop accurate Project Budget, recommends to Client/ Budget managers cost effective alternates, and submits for approval.
    • Manage consultants and contractors selection process on small projects: Advertisements, Requests for Proposals, proposal evaluation, consultant interviews and selection, and pre-bid, bids opening and pre-construction meetings.
    • Assist in managing fee negotiations and contracts, monitor project costs throughout design, construction and close-out.
    • Assist in coordinating the interface among all the project stakeholders, architects, engineers, special consultants and contractors.
    • Ensure quality and success of design and construction by management of design and construction teams, review of construction documents, and diligent observation of work.
    • Oversee project, review and report on construction progress, ensure compliance and closeout.

    Qualifications

    • Bachelor’s Degree in Interior Design, Architecture, or closely related field; OR
    • Any equivalent combination of experience, training and/or education from which comparable knowledge, skills, and abilities have been achieved.
    • To perform this job successfully, an individual must be able to perform each duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required.
    • Successful in managing multiple minor projects simultaneously.
    • Knowledge of the practices, methods and standards of Interior Design concepts
    • Knowledge of the various architectural, planning and engineering disciplines.
    • Knowledge of project budgeting, cost estimating of construction, escalation factors and market trends.
    • Knowledge of project management concepts, practices and methods
    • Knowledge of applicable regulations, standards and code requirements / restrictions
    • Skill in effective verbal and written communication
    • Skill in strong written and verbal communication (project logs, memorandums, project documentation).
    • Skill in reading and interpreting plans and specifications and assessing them with construction in progress.
    • Skill in engineering and mathematical calculations and computer applications. Demonstrated computer skills needed as a tool for problem solving, design, budgeting and record keeping. Specifically denote experience with programs similar to any of the following: AutoCAD or similar, Word, Excel, Project Scheduling and Estimating.
    • Skill in establishing and maintaining effective working relationships.
    • Ability to effectively communicate and interact with fellow employees, user groups, contractors, architects, engineers, outside construction management employees and all individuals from a variety of diverse cultural backgrounds.
    • Ability to understand client’s needs and to communicate technical requirements to meet those needs.
    • Ability to utilize insight, good judgment, good interpersonal and management skills
    • Ability to facilitate and seek fair, consensual resolution to project challenges, issues and conflicts.
    • Ability to consistently manage stress in a positive manner.
    • Ability to be flexible and adapt to change in a position manner.
