    Head of Property

    Job Description

    • Formulate and implement the company's overarching real estate strategy, aligning it with business objectives, market trends, and long-term growth plans. This includes identifying new investment opportunities (acquisitions, developments), market positioning, and asset allocation
    • Ensure the team stays informed about market trends, zoning changes, and competitor activity. Schedule periodic briefings or workshops to discuss insights and implications.
    • Standardize valuation and investment models to assess redevelopment or divestment opportunities and review potential scenarios with financial forecasts before taking action.
    • Provide access to professional development in valuation, asset management, and market analysis. Equip the team with analytical tools, software, and resources for better decision-making.
    • Hold regular strategy meetings to evaluate portfolio performance and brainstorm improvements. Encourage open dialogue to share ideas and raise concerns early.
    • Establish and enforce best practices, policies, and procedures for property management across the portfolio to ensure consistency, efficiency, and high service levels for tenants and stakeholders.

    Requirements
    Education / Certification:

    • Bachelor's Degree in law, or a related field
    • A master's degree (e.g., MBA, MSc in Real Estate or Asset Management) is often preferred but not always required.
    • Facilities management, valuation, or project management certifications (e.g., PMP)
    • CPM (Certified Property Manager – IREM)
    • MRICS, FRICS, or equivalent accreditation (region-specific)

    Experience:

    • Minimum 5 to 8 years of experience in property or asset management, with at least 2–4years in a senior leadership or strategic role.
    • Proven track record in managing a large and diverse property portfolio (residential, commercial, or mixed-use).
    • Experience in acquisitions, disposals, lease negotiations, redevelopment, and property strategy execution.

    Financial Operations Advisor

    Job Description

    • Execute daily cash movement activities among the company's bank accounts, ensuring optimal liquidity.
    • Monitor all cash transfers, investment instructions, and daily bank activities.
    • Develop cashflow forecast templates to aid critical decision making in Treasury

    • Ensure all lodgments reflected on bank statements are accurately captured on the Accounting System (ERP).
    • Verify and ensure all payments effected through the banks are accurately captured on the accounting system (ERP)
    • Perform investigation and analysis of exceptions and ensure data integrity within the financial systems.
    • Prepare and update key financial operations reports (e.g., daily cash position, bank activity reports, collection reports, transactional risk reports, revaluation reports) to aid effective decision-making.
    • Analyze and compute interest income due to the company and prepare appropriate journals for ERP capture.
    • Monitor and report on key financial risks, including interest rate risk and foreign exchange risk, and control operations in foreign currencies.
    • Ensure adherence to company financial policies, procedures, and relevant regulatory guidelines.
    • Ensure accurate and timely capture of all payments and receivables on the Oracle ERP system.

    Education / Certification

    • Bachelor's Degree in Finance, Accounting, Business Administration, Economics, or a related quantitative field.
    • Professional Certification in Accounting(e.g., ICAN, ACCA, CPA, CFA or similar) is required

    Experience:

    • Minimum of 3-5 years of progressive experience in a finance or accounting role, with specific exposure to financial operations, treasury operations, cash management, or accounts payable/receivable functions.
    • Proven experience working with and navigating Enterprise Resource Planning (ERP) systems (e.g., Oracle, SAP, Microsoft Dynamics) for financial transaction processing and reporting.
    • Experience with specific banking platforms or treasury management systems.
    • Demonstrable experience in performing bank reconciliations and resolving discrepancies.
    • Experience in processing a high volume of financial transactions accurately and efficiently.
    • Familiarity with financial reporting, journal entries, and general ledger operations.

    Competencies:
    Knowledge:

    • Strong foundational knowledge in financial principles, accounting standards, and data analysis.
    • Knowledge of local financial regulations and tax laws (e.g., CBN guidelines, FIRS regulations in Nigeria).
    • Knowledge of Financial Regulatory & Compliance
    • Knowledge of financial markets and investment strategies

    Skills:

    • Effective communication skills
    • Strong analytical and problem-solving skills.
    • Expert in Microsoft office (Word, Excel, PowerPoint)
    • Intermediate to advanced skills for data manipulation, analysis, and reporting (e.g., VLOOKUP, pivot tables).
    • Ability to analyse financial data, identify trends, and troubleshoot discrepancies (e.g., in reconciliations).
