    Maintenance Officer (Male)

    Location: Victoria Island, Lagos

    Job Objective(s)

    • The Maintenance Officer will carry out maintenance and repairs of electrical, plumbing, heating, ventilation, air conditioning (HVAC), carpentry, painting, and other building systems.
    • Ensure the provision of cost effective maintenance services to company offices, outlets, and other designated areas.
    • Keep all equipment in good repair with a minimum of downtime by providing day-to-day maintenance of the offices and outlets and complete maintenance work orders on a timely basis by following company standard operating procedures.

    Duties & Responsibilities

    • Plan, conduct routine inspections and perform regular visits to outlets to identify any maintenance requirements, report findings and organise relevant response.
    • Test, troubleshoot and perform basic repair on all types of equipment.
    • Perform maintenance activities in offices and outlets like plunging toilets, unclogging drains, repairing all types of hardware, plumbing and electrical equipment including lamps, fans, air conditioners / HVA and AC ducts and replacing light bulbs.
    • Analyse mechanical, electrical, plumbing and other related issues, identify courses of action, and implement solutions with available resources to a high degree of quality.
    • Monitor and check building systems such as fire alarms and CCTV cameras, be fully informed of the system operation and handle emergencies involving the systems.
    • Read and understand blueprints, schematic drawings, and technical parts breakdown.
    • Perform preventative as well as regular maintenance on office equipment in order to prolong its life.
    • Performed elementary painting and repairing of walls, as well as furniture, cabinets, and windows.
    • Conduct rough carpentry work to include cabinet repairing and window and door finishing.
    • Clean, lubricate, protect, and otherwise maintain all tools and equipment in the organisation.
    • Maintain the company facility and related equipment in a safe and efficient manner.
    • Maintain maintenance inventory and requisition parts and supplies as needed.
    • Maintain appropriate maintenance records and prepare reports on contractors performance, standard of workmanship etc.
    • Other duties as assigned by the Head HR & Workplace Development Manager the Managing Director.

    Key Performance Indicators

    • % of unexpected downtime.
    • % of improve labour time for scheduled maintenance tasks.
    • % of inventory accuracy levels.
    • % of reduced rework requests
    • % of maintenance cost.

    Reporting Relationships:

    • Functionally reports into: Head HR & Workplace Development Manager
    • Administratively reports to: Head HR & Workplace Development Manager
    • Supervises: None.

    Minimum Education Qualifications

    • Technical School Diploma or Degree in Engineering related fields such as Electrical, Civil or Mechanical

    Required Experience Requirements:

    • At least five years of maintenance experience.
    • 2 to 3 years experiences working as a multi-skilled Technician/Engineer in a retail organisation or similar capacity in a service industry.
    • Expertise in diagnosing electrical, civil or mechanical issues and repair/maintain them.

    Required Competencies:
    Knowledge:

    • Strong knowledge of Mechanical, Electrical, Plumbing, Painting, Carpentry and other trades.
    • Good knowledge of fire & life safety processes and procedures.
    • Ability to identify issues and determine repairs that are needed.
    • Ability to plan maintenance schedules for building systems.

    Skills / Competencies:

    • Good written & spoken English
    • Excellent analytical, problem-solving and negotiation skills
    • Ability to interpret readings from meters & gauges and other measuring units.
    • Ability to read and understand test equipment and safety manuals.
    • Ability to prioritize and organize work assignments.
    • Ability to focus attention on details, speed and accuracy.
    • Ability to work well under pressure in a fast paced environment and exercise good judgements.
    • Must be physically able to perform repairs when needed.
