    Facility Manager (Residential Estate)

    sWork Schedule: 5 days per week with 2 days off (rotational schedule may apply).

    Job Summary

    • The Facility Manager will oversee the day-to-day operations, maintenance, safety, and overall management of the estate's facilities and common areas.
    • The role is responsible for ensuring that residents enjoy a clean, safe, functional, and well-maintained environment while managing facility staff, contractors, and service providers.

    Key Responsibilities
    Estate Operations & Maintenance:

    • Oversee the maintenance and operation of all estate facilities and infrastructure.
    • Ensure proper functioning of electrical systems, generators, water treatment systems, pumps, plumbing, elevators (where applicable), and other utilities.
    • Develop and implement preventive maintenance programs.
    • Conduct regular inspections of buildings, common areas, roads, drainage systems, and recreational facilities.
    • Ensure prompt resolution of maintenance issues.
    • Supervise maintenance personnel, cleaners, gardeners, and other facility staff.
    • Coordinate and monitor external contractors and service providers.
    • Ensure all contractors comply with estate standards and safety requirements.
    • Evaluate contractor performance and service quality.
    • Address residents' concerns relating to facility management and maintenance.
    • Ensure service requests are attended to within agreed timelines.
    • Maintain high levels of resident satisfaction.
    • Ensure compliance with all health, safety, and environmental regulations.
    • Conduct routine safety inspections and risk assessments.
    • Work closely with security personnel to maintain a safe estate environment.
    • Coordinate emergency response procedures and incident management.

    Budget & Asset Management:

    • Assist in preparing and managing facility maintenance budgets.
    • Monitor utility consumption and recommend cost-saving initiatives.
    • Maintain accurate records of estate assets, equipment, warranties, and maintenance history.
    • Recommend facility upgrades and improvement projects where necessary.

    Qualifications & Experience

    • Bachelor's Degree, HND, or equivalent qualification in Engineering, Facilities Management, Building Technology, Estate Management, or a related field.
    • Minimum of 3 years' experience managing residential estates, apartment complexes, hotels, or similar facilities.
    • Strong knowledge of facility operations, maintenance planning, and vendor management.
    • Proficiency in Microsoft Office and facility management systems is an advantage.
