The Design Manager is accountable for ensuring that all project design outputs are complete, coordinated, compliant, buildable, cost-aligned, and issued in time to support construction delivery. The role controls the design process from concept to construction documentation, change management, site clarifications, and as-built close-out.
Main Duties
Develop the Design Delivery Plan: deliverables list, timelines, responsibilities, review gates, and issue protocols.
Coordinate architectural, structural, MEP, fire/life safety, civil/external works, and specialist designs as one integrated solution.
Lead design coordination meetings, manage clash resolution, and ensure drawing consistency across disciplines.
Ensure designs comply with applicable codes/standards and statutory approval requirements.
Track all approvals and coordinate submissions, revisions, and authority responses.
Ensure requirements such as accessibility, fire escape strategy, utilities integration, and operational functionality are resolved early.
Work with PM and Materials/QS to ensure design aligns with budget and schedule constraints.
Drive value engineering proposals with full impact analysis (cost, durability, maintenance, aesthetics, compliance).
Ensure buildability: practical details, sequencing, tolerances, and interface conditions are resolved before site.
Manage RFIs, design clarifications, and site change requests using controlled workflows.
Ensure no design change is implemented without formal approval and updated drawings.
Provide rapid design response to avoid delays, while protecting governance discipline.
Ensure redline/as-built capture processes are active throughout construction.
Deliver complete as-built drawing set, schedules, specifications, and technical documentation required for handover.
Requirements
Bachelor’s degree in Architecture; a Master’s degree and professional registration are strong advantages.
Minimum of 10 years’ relevant experience, including design coordination for construction projects.
Proven ability to manage consultants and coordinate multi-disciplinary project teams.
Excellent understanding of documentation control procedures and construction detailing standards.
