    Advisory Manager

    Responsibilties

    • Advise individual and corporate clients on real estate investment opportunities, including off-plan developments, land banking, leasehold properties, and build-to-let schemes.
    • Conduct feasibility studies and property appraisals to determine market value, rental yields, and return on investment for prospective buyers.
    • Oversee the end-to-end sales process for real estate assets, from initial client enquiry to offer negotiation and final contract execution.
    • Develop and implement property-specific marketing strategies in coordination with the broader real estate team.
    • Monitor local and national real estate market trends, including changes in land use regulations, property taxes, and infrastructure developments affecting property values.
    • Prepare and submit daily, weekly, and monthly advisory and sales performance reports using Google Workspace tools.
    • Liaise with legal practitioners, surveyors, and estate valuers to ensure all property transactions comply with Nigerian real estate laws and the Land Use Act.
    • Train and guide junior real estate officers on client engagement, property listing management, and negotiation tactics.
    • Identify underperforming assets in client portfolios and recommend repositioning or divestment strategies.

    Qualifications

    • Interested candidates should possess an HND qualification with 2 - 5 years experience.

    Marketing Executive

    Description

    • Marketing Strategy Development: Assist in designing and implementing comprehensive marketing campaigns to promote property listings, drive investor interest, and enhance brand visibility for Property Question Nigeria Limited.
    • Sales Support and Lead Generation: Collaborate with the sales team to generate high-quality leads, converting marketing enquiries into viable sales opportunities, and tracking the customer journey from initial contact to closure.
    • Market Research and Analysis: Conduct ongoing analysis of real estate market trends, competitor activities, and customer preferences to inform pricing strategies and promotional efforts.
    • Reporting and Performance Tracking: Prepare and submit daily, weekly, and monthly marketing performance reports, including key metrics such as lead generation, conversion rates, return on investment, and sales figures.
    • Budget Management: Assist in planning and managing the marketing budget to ensure cost-effective allocation of resources while maximising sales outcomes.
    • Brand Custodianship: Ensure all marketing communications adhere to the company’s brand guidelines and professional standards.

    Estate / Property Valuer

    Description

    • The Real Estate Valuer / Property Valuer shall be responsible for conducting professional property valuations, preparing accurate valuation reports, and providing expert advice on property worth for sales, purchases, leases, mortgages, and investment purposes.
    • The specific responsibilities include, but are not limited to, the following:
      • Conducting physical inspections of residential, commercial, and industrial properties to assess their condition, location, features, and marketability.
      • Performing comparative market analysis using recent sales data, rental income, replacement costs, and investment potential.
      • Preparing detailed and compliant valuation reports in accordance with the standards of the Nigerian Institution of Estate Surveyors and Valuers (NIESV) and other relevant regulatory bodies.
      • Advising clients, investors, and financial institutions on the fair market value of properties for purposes such as sales, acquisitions, insurance, taxation, and loan collateral.
      • Submitting daily, weekly, and monthly valuation progress and sales-driven reports to senior management using Google Workspace tools.
      • Collaborating with the real estate advisory and marketing teams to align valuation services with client acquisition and revenue generation strategies.
      • Keeping abreast of changes in property laws, land use regulations, zoning policies, and economic trends affecting property values in Nigeria.
      • Building and maintaining a database of property valuations, market trends, and comparable sales for future reference.
      • Ensuring all valuation exercises are conducted ethically, independently, and without bias.
