Key Responsibilities

Portfolio Delivery Leadership

• Lead the delivery of all active real estate projects (residential, commercial, mixed-use, hospitality as applicable).
• Develop and implement project execution plans aligned with approved feasibility and investment cases.
• Oversee transition from development planning to construction execution.
• Prioritize projects and allocate internal resources across the portfolio.

Design & Technical Oversight

• Oversee design development from concept through detailed design.
• Ensure coordination between architects, engineers, and specialist consultants.
• Review design to ensure buildability, cost efficiency, and compliance.
• Maintain adherence to brand standards and quality benchmarks.

Procurement & Contractor Management

• Establish procurement strategies (lump sum, design & build, construction management, etc.).
• Lead contractor prequalification, tendering, evaluation, and award processes.
• Negotiate commercial terms and oversee contract administration.
• Monitor contractor performance, including progress, quality, safety, and cost control.

Financial Control & Cost Management

• Approve project budgets, cost plans, and contingency allocations.
• Monitor cash flow and cost reporting throughout the project lifecycle.
• Manage change orders, value engineering initiatives, and claims.
• Protect and enhance project margins through disciplined cost governance.

Schedule & Delivery Management

• Oversee master schedules and milestone tracking.
• Identify delays and implement mitigation strategies.
• Conduct regular site visits and progress reviews.
• Ensure timely completion and successful handover.

Risk & Compliance

• Identify construction and delivery risks.
• Implement health, safety, and environmental compliance standards.
• Ensure adherence to planning approvals and regulatory requirements.
• Oversee quality assurance and defect management processes.

Stakeholder & Handover Management

• Coordinate with Development, Sales, Leasing, and Asset Management teams.
• Support investor reporting and lender drawdown processes.
• Manage authority inspections and certification.
• Oversee project handover to operations or property management.

Team Leadership

• Lead and mentor project management teams.
• Establish KPIs and performance standards.
• Drive a culture of accountability, safety, and excellence.
• Develop internal capabilities and succession planning.

Key Requirements

• Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or related discipline.
• Proven years of strong experience in real estate project delivery.
• Proven track record delivering mid-to-large scale developments.
• Strong knowledge of construction contracts and procurement methods.
• Experience managing multi-disciplinary teams.
