    Job Summary

Mshel Homes Limited seeks a detail-oriented Cost Accountant to provide accurate cost analysis, financial control, and contract cost reporting across the company's real estate development and construction projects.

    Key Responsibilities

    • Monitor and track all costs associated with construction and real estate contracts, ensuring expenditures remain within approved budgets.
    • Review and validate contractor and subcontractor invoices, progress claims, and payment certificates against contract schedules and work done.
    • Prepare and maintain contract cost schedules, cash flow projections, and cost-to-complete estimates for all active development projects.
    • Analyse contract variations, change orders, and claims — assessing financial impact and advising the Contract Management team accordingly.
    • Identify and escalate cost overruns, irregularities, or financial risks early, with recommended corrective actions.
    • Prepare monthly, quarterly, and project-end cost reports highlighting budget vs. actual performance, variances, and financial risks.
    • Conduct detailed cost analysis covering materials, labour, plant, and overhead to support informed financial decision-making.
    • Reconcile contract costs in the accounting system and ensure accurate allocation to relevant project cost centres and general ledger accounts.
    • Support the preparation and management of project budgets, conducting ongoing variance analysis and recommending cost control measures.
    • Assist in contractor and supplier evaluation, reviewing BOQs, pricing schedules, and rate analyses to ensure value for money.
    • Ensure all contract cost transactions are properly documented and compliant with company financial policies, accounting standards, and Nigerian regulatory requirements.
    • Support internal and external audit processes by providing accurate cost data, documentation, and financial records as required.

    Qualifications & Requirements

    • Bachelor's degree or HND in Accounting, Finance, Quantity Surveying, or a related discipline.
    • Professional certification or membership in ICAN, ACCA, CIMA, or NIQS is an added advantage.
    • Minimum of 3–5 years of experience in cost accounting or project cost control, preferably in construction or real estate.
    • Demonstrable experience in reviewing BOQs, contract valuations, and contractor payment certifications.
    • Proficiency in advanced Microsoft Excel and accounting/ERP software; familiarity with Nigerian tax regulations (WHT, VAT) applicable to construction contracts.

    What We Offer

    • Competitive salary and performance-based incentives.
    • Opportunities for professional growth and development.
    • A collaborative and innovative work environment.
    • The chance to make a meaningful impact within the real estate industry.
