    Property / Legal Manager

    Responsibilities

    • Manage relationships with landlords, property owners and tenants and act on behalf of landlords in Managing properties
    • Attract tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services.
    • Take responsibility for tenant, guarantor and referral profiling
    • Maintain property by liaising with facility managers, investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting renovations and vacant units
    • Enforce occupancy policies and procedures by sanctioning violators
    • Prepare reports for Management by collecting, analyzing, and summarizing data and trends.
    • Accomplish organization goals and Property Management department targets and deliverables
    • Provide Management with routine updates on all properties being managed by the company.
    • Partner with all departments to ensure excellent delivery on assigned tasks with relation to property management.
    • Establish rental rate by surveying local rental rates: calculating overhead costs, depreciation, taxes, and profit goals.
    • Relating rental updates to tenants
    • Obtaining due diligence materials, such as corporate certificates of good standing, real estate and title information and securities filings
    • Investigating the factual evidence of a transaction
    • Work with external lawyers in preparing for transactional closings, depositions, hearings, trials and conferences; completing many administrative tasks, including, working on individual transactions
    • Conduct routine property inspections
    • Establish new business partnerships with landlords/business partners and evaluate existing relationships periodically
    • Protect the company against any legal risks and violations.
    • Examine any legal issues related to new projects and services.

    Requirements

    • LLB / BL or BSC in any related field.
    • Minimum of 4–5 years’ relevant experience in property management, preferably within a real estate or facility management firm.
    • Strong understanding of tenancy laws, real estate transactions, and regulatory compliance.
    • Excellent communication, negotiation, and interpersonal skills.
    • Strong analytical and organizational abilities with attention to detail.
    • Proficiency in Microsoft Office and property management tools is an added advantage.
