    Project Accountant (Real Estate/Construction Experience)

    Job Summary

    • The Project Accountant manages financial activities related to real estate projects, ensuring accurate accounting, budget management, and compliance with economic policies.
    • This role provides critical financial insights, supports project teams, and ensures project profitability through effective cost control and reporting.

    Key Responsibilities

    Project Financial Management:

    • Oversee the financial aspects of projects from inception to completion.
    • Monitor project budgets, ensuring they are adhered to and reporting any variances.
    • Prepare project cost forecasts and financial performance analyses.

    Accounting and Record-Keeping:

    • Maintain accurate financial records for all project-related transactions.
    • Post transactions to the general ledger and reconcile accounts as needed.
    • Ensure timely invoicing to clients and follow up on receivables.

    Budgeting and Cost Control:

    • Develop and monitor project budgets in collaboration with project managers.
    • Identify potential cost overruns and recommend corrective actions.
    • Track expenses against budgets and provide monthly variance reports.

    Reporting:

    • Prepare financial reports for management, including profit and loss statements, balance sheets, and project cash flow analyses.
    • Provide periodic updates on project financial performance to stakeholders.

    Compliance and Risk Management:

    • Ensure compliance with company policies, financial regulations, and tax laws.
    • Conduct internal audits to verify financial accuracy and adherence to budgets.
    • Highlight financial risks to project success and propose mitigation strategies.

    Collaboration:

    • Work closely with project managers, procurement teams, and other departments to align financial management with project timelines and objectives.
    • Liaise with external auditors, contractors, and clients regarding financial matters.

    Cash Flow Management:

    • Monitor cash flow for projects and ensure adequate funding is available.
    • Manage payments to contractors, vendors, and suppliers in line with approved budgets.
