    Head of Investment and Capital Raising HIPDC

    ABOUT THE ROLE: HEAD OF INVESTMENT AND CAPITAL RAISING HIPDC

    POSITION SUMMARY

    HHL Investment and Property Development Company (HIPDC) is seeking a candidate to serve as the Head of the newly established Investment and Capital Raising Department who will be responsible for securing real estate investment capital from institutional and high net worth investors along with identifying, structuring, negotiating and closing a diverse group of real estate investments in the State, nationwide and across the diasporan market with the firm’s management. The role will take lead role in developing the company’s entry into the capital markets alongside the development of a roadmap to launch and manage its real estate investment trust programme. This position will have a strong emphasis on ground up development, redevelopment, and value add investments. The position is based in Ilorin, Kwara State, with occasional travel.

    KEY RESPONSIBILITIES

    Capital Raising:

    • Lead the capital raising process for HIPDC’s mainstream business and its proposed private equity business in coordination with the senior management team.
    • Identify potential investors and develop proper points of access, both direct and indirect, in order to develop relationships for capital raising with consultants, pension funds, foundations/endowments, institutional/corporate, and high net worth investors, etc.
    • Lead the process of the establishment and management of the proposed Harmony Real Estate Investment Trust and Funds (REITS) in accordance with the Nigerian regulatory framework.
    • Work with senior management to establish investor relations policies and procedures to ensure efficient and economic delivery of quality investor communications.
    • Monitor practices to ensure that policies and procedures are being adhered to.
    • Participate in raising capital from diverse types of institutions, including endowments, foundations, large companies, angel investors, micro-real estate investors, public and corporate pension funds and funds-of-funds.
    • Responsible for meeting with and disseminating information to investors and prospective investors.
    • Coordinate the preparation of quarterly and annual investor reports.
    • Prepare presentation materials for fundraising meetings and annual investor meetings.
    • Provide timely and appropriate reporting and documentation to senior management.
    • Leverage HIPDC’s current vast asset base to develop the most appropriate market entry strategy to develop private equity relationships and cultivate expansion of its investor base.
    • Develop a thorough understanding of HIPDC and its investment strategy and ability to successfully articulate that strategy to the market.
    • Organize meetings with investors to review investment strategy and performance.
    • Oversee timely and accurate responses to investors.
    • Create memorandums and marketing materials.
    • Research competitive funds; compile strategy, pricing and investor trends.
    • Identify and analyze trends in the industry and recommend investment strategies and opportunities.
    • Coordinate marketing meetings with prospective investors.
    • Assist with promoting Corporate Brand including website.
    • Interface with investment bankers, the brokerage community and investors and be able to speak credibly about the investment process in order to develop investment opportunities.
    • Work hand in hand with the Acquisitions and Development teams in underwriting, financial modeling, and project finance and transaction documentation.
    • Assist with financings of new deals and refinancing of existing properties. Seek out new lenders; regularly update debt list.
    • Identify and analyze trends in the industry and recommend investment strategies and opportunities.
    • Participate with senior management and investment committees in the strategic planning, development and execution of investment goals/strategies.
    • Strategic, creative thinker with experience providing and interpreting data and analysis to support the development of new and innovative investment products.
    • Ability to understand and underwrite investment risks and skill at identifying methods to mitigate those risks.
    • At ease building successful relationships with outside parties, internal peers, and senior management, thus enhancing the operational success of the company.
    • Excellent due diligence, analytical, negotiation and deal structuring skills.
    • Fluent in interpreting and analyzing financial statements, lease and legal documents.
    • Extremely strong financial acumen.

    CANDIDATE ATTRIBUTES

    • Five to ten years of relevant real estate experience.
    • Sophisticated knowledge of real estate equity investments, investors, consultants, fund offerings and fund structures.
    • Pre-existing, broad network of established industry relationships in order to facilitate capital raising and sourcing transactions.
    • Demonstrated skills and ability to raise capital from institutional investors, either as a principal or on a fee basis on behalf of third party institutions, such as private real estate companies, REITs, REOCs, opportunity and hedge funds.
    • Strategic, creative thinker with a track record of creating and developing real estate investment opportunities. Ability to understand the investment risks and the methods to mitigate the risks in structuring investments.
    • Significant experience with ‘value-add’/opportunistic investments.
    • Seasoned professional, both making and managing investments through operating partners.
    • Excellent due diligence, analytical, negotiating, deal structuring and financial skills.
    • Proven investment track record of creating and closing transactions in most major asset types.
    • At ease building successful relationships with outside parties, internal peers, and senior management, thus enhancing the operational success of the company.
    • Experience in originating and/or structuring complex debt and equity transactions.
    • Fluent in interpreting and analyzing financial statements, lease and legal documents.
    • Maturity and communication skills to successfully integrate into Harmony Holdings Limited group organizational structure and culture.
    • Well-organized; entrepreneurial work ethic; good administrative skills; attention to detail.
    • Strong, effective negotiation skills.
    • Intelligent, creative thinker.
    • Excellent written and verbal communication skills.
