    Construction Project Manager

    Responsibilities
    Project Delivery and Programme Management:

    • Own the end-to-end delivery of all assigned development projects, from pre-construction planning and design coordination through to practical completion, handover, and project close-out.
    • Prepare and manage detailed project programmes, budgets, and resource plans for each active project, monitoring and updating throughout the full lifecycle.
    • Monitor construction progress across all active sites daily, identifying deviations from programme or budget and implementing corrective action without delay.
    • Manage project milestone planning in collaboration with management, ensuring all milestones are clearly defined, formally recorded, and tracked from the start of each project.
    • Produce structured weekly and monthly project reports covering programme, cost, risk, and quality across all active projects for management review.

    Risk Identification and Management:

    • Take full ownership of the risk management process across all active projects, from initial identification and assessment through to mitigation, monitoring, and close-out.
    • Maintain a live risk register for each active project, updated continuously as new risks emerge and existing risks evolve.
    • Proactively identify programme, commercial, technical, and regulatory risks at every stage of the project lifecycle, not just when they become visible problems.
    • Develop and implement practical mitigation plans for all identified risks, assigning ownership and setting clear timelines for resolution.
    • Escalate all material risks to the Managing Director within 24 hours of identification, with a clear assessment of likelihood, impact, and proposed response.
    • Track risk close-out to completion and ensure no material risk is left unaddressed or without an assigned owner.
    • Conduct structured risk reviews at key project milestones and incorporate lessons learned from previous projects into risk planning on new ones.

    Site and Contractor Oversight:

    • Coordinate and direct all site activities across multiple locations, supervising contractors, subcontractors, site engineers, and consultants to ensure alignment with approved designs, specifications, and timelines.
    • Manage the full procurement process for contractors and key vendors, including scope definition, tendering, evaluation, contract negotiation, and execution.
    • Track and manage project budgets across all active sites, verify contractor valuations, and control expenditure within approved limits.
    • Maintain full project documentation for each active project, including drawings, permits, contracts, variation orders, and correspondence, with proper version control at all times.

    Regulatory Compliance and HSE:

    • Lead all LASBCA approval processes and ensure full regulatory compliance across all active sites before and throughout the construction programme.
    • Enforce health, safety, and environmental standards on all project sites in line with applicable regulations and company policy.
    • Ensure all contractor Risk Assessments and Method Statements are reviewed and approved before work commences on any critical activity.

    Stakeholder and Team Leadership:

    • Lead and develop the on-site team, including Site Engineers and Site Supervisors, setting clear expectations and maintaining accountability for individual and team performance.
    • Represent Regent Real Estate professionally in all engagements with clients, consultants, regulatory bodies, and community stakeholders across all project sites.
    • Work closely with the Managing Director to align project delivery with company objectives and provide timely, accurate reporting on all active developments
