    Helpdesk Officer

    Job Summary

    • The Helpdesk Officer will manage the facilities helpdesk and CMMS/CAFM system, logging, prioritising, and tracking all maintenance requests from receipt through to resolution.
    • The role is the operational nerve centre of the FM team, ensuring requests are correctly categorised, routed to the right service team, and tracked against agreed response and resolution timelines.
    • The role requires strong organisational skills, clear communication, and a calm, methodical approach, particularly when handling urgent requests.

    Key Responsibilities

    • Receive, log, and categorise all maintenance requests (phone, email, app, walk-in) into the CMMS/CAFM system accurately and promptly.
    • Prioritise and route work orders to the correct service team (HVAC, generator, electrical, plumbing, cleaning, landscaping, etc.) based on defined priority levels (P1–P4).
    • Track work orders through to completion, following up with service teams to ensure response and resolution targets are met.
    • Acknowledge all incoming requests within target timeframes and keep requesters informed of progress and expected resolution times.
    • Escalate overdue, urgent (P1/P2), or unresolved work orders to the Facility Manager or relevant service lead promptly.
    • Maintain accurate, up-to-date records in the CMMS, including asset data, work order history, and closure notes.
    • Generate routine helpdesk performance reports (ticket volumes, response times, resolution rates) for the FM team.
    • Support onboarding of new users to the CMMS/CAFM mobile app and provide basic first-line troubleshooting.
    • Maintain a professional, courteous, and calm manner when handling all requests, including from stressed or frustrated requesters.
    • Support the Facility Manager with general administrative tasks related to helpdesk and CMMS operations.

    Requirements & Qualifications

    • OND/HND or equivalent qualification in Business Administration, Facilities Management, IT, or a related discipline.
    • Prior experience in a helpdesk, customer service, call centre, or administrative support role is an advantage; motivated candidates without direct FM experience will also be considered.
    • Comfortable learning and working with a CMMS/CAFM system for logging, tracking, and reporting on work orders (full training provided).
    • Strong organisational skills, with the ability to prioritise multiple requests accurately under time pressure.
    • Excellent verbal and written communication skills.
    • Good working knowledge of Microsoft Office (Excel, Outlook, Word) or equivalent tools.
    • Calm, patient, and professional manner, particularly when handling urgent or escalated requests.
    • Reliable and punctual, with strong attention to detail and accuracy in data entry.

    HSE Officer

    Job Summary

    • The HSE Officer will be responsible for embedding and maintaining a strong health, safety, and environmental culture across all Facilities Management operations, covering hard services (generators, electrical, HVAC, plumbing, lifts), soft services (cleaning, landscaping), and security.
    • The role includes staff induction, risk assessment, incident management, statutory compliance, and day-to-day safety oversight in a live, 24/7, high-footfall public venue environment.

    Key Responsibilities

    • Design and deliver HSE induction training for all new staff and subcontractors prior to any site deployment; maintain a complete, signed induction register.
    • Develop, maintain, and communicate Risk Assessments and Method Statements (RAMS) for all FM activities, reviewing and updating as scope or conditions change.
    • Conduct regular site safety inspections and audits across hard services, soft services, and public areas; track and close out corrective actions.
    • Lead incident investigation, reporting, and root-cause analysis for all HSE incidents, near-misses, and non-conformances; maintain accurate incident records.
    • Oversee permit-to-work systems for high-risk activities (electrical isolation, working at height, confined space, hot works).
    • Monitor and ensure compliance with Nigerian HSE regulations and relevant statutory/environmental requirements (e.g. NESREA) across FM operations.
    • Support the Facility Manager and service leads in maintaining statutory compliance certificates and coordinating renewals ahead of expiry.
    • Promote a proactive safety culture through toolbox talks, safety campaigns, and visible engagement with the on-site team.
    • Act as the immediate point of contact and lead responder for any safety incident on site, escalating per the client escalation framework.
    • Maintain HSE documentation, training records, and compliance data on the facility's CMMS/CAFM platform.
    • Support emergency preparedness planning and drills (fire, evacuation, critical incident response) across the site.

    Requirements & Qualifications

    • Degree or HND in Occupational Health & Safety, Environmental Science, Engineering, or a related discipline.
    • NEBOSH General Certificate (or equivalent internationally recognised HSE qualification) is required; NEBOSH Diploma or ISPON/IOSH credentials are an advantage.
    • Minimum 5 years' HSE experience, ideally within Facilities Management, construction, industrial, or large public-venue/hospitality environments.
    • Strong working knowledge of RAMS development, permit-to-work systems, and incident investigation methodology.
    • Familiarity with Nigerian HSE regulatory requirements and relevant environmental compliance standards (e.g. NESREA).
    • Comfortable working with a CMMS/CAFM system for logging inductions, inspections, and incident records.

    Lift Operator

    Job Summary

    • The Lift Operator will be responsible for the day-to-day operation, monitoring, and first-line response for the site's vertical transportation fleet, including passenger lifts, dumbwaiter (service) elevators, and stage/theatrical elevators.
    • The role includes basic mechanical and electrical fault-finding to identify and, where safe and appropriate, resolve minor issues, while working closely with the specialist lift maintenance subcontractor on scheduled servicing and compliance work.
    • Given the safety implications of entrapment and equipment failure, the role demands strict adherence to safety procedures and rapid response to faults at all times.

    Key Responsibilities

    • Operate and monitor passenger lifts, dumbwaiter elevators, and stage/theatrical elevators during daily operations and events, ensuring safe and smooth service.
    • Carry out daily visual and functional checks: door operation, call button response, cabin condition, emergency alarm/intercom function, and pit/machine room condition.
    • Provide first-line response to lift faults, entrapments, or breakdowns, following established emergency procedures and escalating promptly to the Chief Engineer/specialist subcontractor.
    • Perform basic mechanical and electrical fault-finding (e.g. door sensor issues, control panel faults, minor electrical connections) within your competence, and safely isolate equipment where required.
    • Support the COREN-certified lift maintenance subcontractor during scheduled PPM visits, repairs, and compliance inspections, including access coordination and observation.
    • Operate stage elevators safely during productions and events, following strict safety-arrestor and platform-locking procedures.
    • Maintain accurate logs of lift usage, faults, and callouts using the facility's CMMS/CAFM platform.
    • Ensure lift compliance certificates and safety notices are current and visibly displayed; flag any lapses immediately.
    • Respond promptly to lift-related emergency call-outs, including out-of-hours where required.
    • Follow safe isolation, lock-out/tag-out (LOTO), and permit-to-work procedures at all times; never bypass safety interlocks or arrestor devices under any circumstance.
    • Liaise with the Chief Engineer on defect escalation, spare parts requisition, and non-functional unit tracking.

    Requirements & Qualifications

    • OND/HND or Trade Certificate in Mechanical Engineering, Electrical Engineering, or a related technical discipline.
    • 2–4 years' hands-on experience operating and/or supporting maintenance of passenger lifts or similar vertical transportation equipment in a commercial or institutional setting.
    • Working knowledge of lift control panels, door systems, and basic electrical/mechanical fault-finding.
    • Understanding of lift safety systems (overspeed governors, safety gears, emergency stop, fireman's operation) and the importance of never bypassing them.
    • Comfortable working with a CMMS/CAFM system for logging faults and usage (training provided if not previously used).

    Grounds & Landscaping Specialist

    • Ensure correct use, upkeep, and basic maintenance of all grounds equipment and tools; manage equipment logs and report faults promptly.

    Plumber - Water Supply, ETP / STP & Pressure Systems

    Job Summary

    • The Plumber will maintain, inspect, and repair the site's full-scope plumbing and water infrastructure, spanning general pipework and fixtures, borehole and pressure/pumping systems, water storage tanks, and the Water Treatment Plant (WTP) and Sewage Treatment Plant (STP).
    • The role requires a technician confident working independently on routine PPM and fault-finding across both general plumbing and specialist treatment-plant systems, in a live, 24/7, high-footfall environment.

    Key Responsibilities

    • Carry out scheduled PPM and repairs on general plumbing systems: pipework, fixtures, fittings, water heaters, and drainage across all zones.
    • Maintain and monitor borehole, pumps, pressure management systems, and water storage tanks to ensure consistent water supply.
    • Support day-to-day operation and maintenance of the Water Treatment Plant (WTP), including filtration, dosing, and water quality checks.
    • Support day-to-day operation and maintenance of the Sewage Treatment Plant (STP), including biological system checks, chemical dosing, and effluent quality monitoring.
    • Diagnose and repair leaks, blockages, and pipework faults promptly to minimise disruption and water loss.
    • Carry out routine water quality and compliance checks in line with regulatory requirements (e.g. NESREA/NAFDAC-aligned standards) and internal procedures.
    • Maintain accurate maintenance logs, test results, and defect reports using the facility's CMMS/CAFM platform.
    • Respond promptly to plumbing and water-system emergency call-outs, including out-of-hours where required.
    • Follow safe isolation and permit-to-work procedures at all times, including safe handling of treatment chemicals; no bypassing of safety systems under any circumstance.
    • Liaise with the Plumbing Lead/Chief Engineer on parts requisition, defect escalation, and PPM scheduling.

    Requirements and Qualifications

    • OND / HND or Trade Certificate in Plumbing, Mechanical Engineering, Water/Environmental Engineering, or a related technical discipline.
    • 3–6 years' hands-on experience in commercial/industrial plumbing, with exposure to pressure systems, pumps, and water storage infrastructure.
    • Working knowledge of, or willingness to be trained on, WTP/STP operations — filtration, chemical dosing, and biological treatment processes.
    • Basic understanding of water quality and effluent compliance requirements is an advantage.
    • Comfortable working with a CMMS/CAFM system for logging maintenance activity (training provided if not previously used).
    • Strong fault-finding and diagnostic skills, with a methodical, safety-first approach to work.
