    Real Estate Asset Manager

    Summary

    • The Real Estate Asset Manager will play a crucial role in overseeing and optimizing the performance of the real estate portfolio.
    • This position involves working closely with property managers, leasing agents, financial analysts, and other stakeholders to develop and implement comprehensive asset management strategies.

    Responsibilities

    • Portfolio Analysis: Conduct in-depth analysis of the real estate portfolio, including financial performance, market trends, and property-level data.
    • Financial Planning: Develop and manage budgets, financial models, and cash flow projections for each property in the portfolio.
    • Lease Management: Oversee lease negotiations, renewals, and tenant relations to maximize occupancy rates and rental income.
    • Property Operations: Collaborate with property management teams to ensure efficient day-to-day operations, maintenance, and capital improvements.
    • Market Research: Stay updated on local real estate market conditions, trends, and competitor analysis to inform investment decisions.
    • Risk Management: Identify potential risks and develop risk mitigation strategies for the portfolio.
    • Value Enhancement: Implement strategies to increase property values, such as capital improvements, renovations, and repositioning.
    • Asset Dispositions: Plan and execute asset sales, including marketing, due diligence, and negotiations, when necessary.
    • Reporting: Prepare regular reports and updates for senior management and stakeholders on asset performance, financial metrics, and market insights.
    • Compliance: Ensure properties are compliant with local, state, federal and PenCom regulations and codes.

    Requirements

    • Bachelor's Degree in Estate Management, Finance, Business, or related field.
    • At least five years of proven experience in real estate asset management.
    • Strong financial acumen and proficiency in financial analysis and modeling.
    • Excellent knowledge of local real estate markets and trends.
    • Effective communication and negotiation skills.
    • Ability to work collaboratively in a team-oriented environment.
    • Knowledge of property management software and tools.
    • Relevant real estate certifications will be an added advantage.
