    Facility Officer

    GENERAL JOB DESCRIPTION

    Assists in planning, coordinating and supervising overall operation and maintenance of the buildings. Organizes work, estimates worker-hour requirements and delegates work to technicians. Schedules preventative maintenance and repairs on equipment and systems (mechanical, electrical, etc.).

    DUTIES & RESPONSIBILITIES

    BUILDING MAINTENANCE

    • Maintains sufficient inventories of tools, parts and supplies in order to properly maintain the property.
    • Assists facility manager with the preparation of maintenance operating budgets in accordance with owner objectives
    • Follow up with facility team on daily basis for their PPM.
    • Ensuring servicing of our vital equipment within and around the premises.
    • Monitoring the roster of facility team in order to know the area of requesting for external hands
    • Liaise with facility vendors to order and purchase supplies.
    • Offer maintenance and repairs to public areas, guest apartments and administrative office buildings.
    • Carry out consistent preventive maintenance on rooms and regularly updates records on files.
    • Ensure all projects are promptly accomplished and in line with appropriate specifications
    • Follow up on fumigation of apartments, office as at when due
    • Regularly inspects property for safety and security issues, including but not limited to non-functioning lights, ground and trip hazards, broken fences, exposed wiring, pot-holes and sewer line breaks.
    • Submission of weekly and monthly reports to LM.
    • Performs other duties as assigned.

    ELECTRICAL MAINTENANCE

    • Responsible for assembling, installing, testing and maintaining electrical or electronic wiring, equipment, appliances, apparatus and fixtures using hand tools and power tools.
    • Respond promptly and efficiently to emergency calls on facility issues.
    • Conducts inspection tours to ensure that electrical equipment and lighting is working properly
    • Inspect electrical systems, equipment and components to identify hazards, defects and the need for adjustment or repair and to ensure compliance with codes.
    • Liaising with relevant agencies (AEDC) on cost reduction pertaining to light; report on decision making on same.
    • Test electrical systems and continuity of circuits in electrical wiring, equipment, and fixtures, using testing devices such as ohmmeters, voltmeters and oscilloscopes to ensure compatibility and safety of system.
    • Plan layout and installation of electrical wiring, equipment and fixtures based on specifications and local codes.
    • Direct and train team members to install, maintain or repair electrical wiring, equipment and fixtures.
    • Performs other functions as assigned.

    GENERATOR MAINTENANCE.

    • Responsible for conducting A check-water, oil level and battery voltage.
    • Responsible for conducting B check-servicing of the generator when its due.
    • Monitors and record diesel consumption.
    • Daily hour run recording in the log book.
    • Weekly and monthly update on generator operations.
    • Changeover of power supply.
    • Conducts diesel testing (barometer) for every diesel supplied.
    • Receiving of diesel to the diesel tank.
    • facilitate the servicing of generators

    EDUCATION & TRAINING

    • A general education degree or vocational training certificate in mechanical, plumbing, architectural or electronics fields

    KNOWLEDGE & EXPERIENCE

    • with 5 years practical and theoretical experience in maintenance

    SKILLS & ABILITIES

    • Knowledge in engineering programs related to energy management and preventive maintenance.
    • Excellent report writing skills
    • Excellent risk management, health and safety skills
    • Good Data logging, data keeping and analytics skills
    • Good IT skills.
    • Excellent interpersonal and communication skills.
    • Ability to function effectively under pressure.
    • Ability to communicate with guests.
    • Should exhibit good leadership qualities.
    • Ability to work effectively in a team.
