    Portfolio Manager

    Position Summary/Objectives:

    Responsible for the overseeing management of all asset malls; ensure investment, growth, and maximum income through effective management and asset control. Ensures that such portfolio management operations are following established policies, procedures, and legal requirements. Ensures that services are delivered professionally and efficiency, and that customers’ problems are resolved promptly.

     Key Roles & Responsibilities:

     Assumes responsibility for the effective and efficient completion of Portfolio Management functions.

    Malls Management

    • Stays abreast of activities in respect of tenant movement, new developments, major vacancies, and other landlord strategies.
    • Attends meetings/functions related to the successful operation and enhancing the revenue-generating capabilities of the specific mall.
    • Ensure the collective ROI of all malls are enough to outweigh the risk attached to each asset.
    • Asset Management
    • Controls/schedules/implements regular preventative maintenance programs in line with budget constraints.
    • Motivates refurbishments, major repairs as appropriate, and prompt progress monitoring.
    • Inspects/enforces tenant responsibilities during and on termination of lease terms.
    • Liaises with appropriate government, provincial, and/or local authorities.

    Client Reporting

    • Provides accurate information to the client according to agreed format timeously.
    • Monitors turnover rentals. Analyses operating costs and finds ways to reduce costs.
    • Monitors all municipal recoveries (and general recoveries) every month.

    Plans and Budgets

    • Oversee and ensures each mall prepares and completes budgets by November each year.
    • Review rental quarterly and ensures the best possible rate achieved and maintained.
    • Collaborates in the formulation of business plans for each mall.
    • Frequent reviews and periodical monitoring of malls' expenditure.
    • Sets and motivates capital expenditure per asset in consultation with malls management.
    • Approves capital expenditure within authority limits and ensures we conform to the capital expenditure philosophy and procedures.

    Building Management

    • Investigate/initiate proposals for refurbishments.
    • Maintains hands-on control of projects in hand.
    • Reviews the building status/grade annually and maintains the standards within those grades.

    Debtors Management

    • Monthly interaction meetings with debtors, debtors’ manager, and leasing to ensure appropriate action taken and approve legal action.

    Credit control

    • Advice on the management of arrears and legal action.

    Assumes responsibility for ensuring that professional business relations exist with clients, vendors, and trade professionals.

    • Ensures that requests and questions are promptly and courteously resolved.
    • Ensures that customers are properly informed of Company Portfolio Management policies and procedures.
    • Ensures that the Company's professional reputation is maintained both internally and externally.
    • Represents the Company in contacts with business and trade professionals.

    Assumes responsibility for establishing and maintaining effective communication, coordination, and working relations with Company personnel and with management.

    • Assists and supports personnel as needed.
    • Keeps management informed of area activities and any significant concerns.
    • Attends and participates in meetings as required.
    • Completes reports and records as is necessary, systems and equipment.

     Qualifications & Experience:

    • Overall, 8 – 15 years of professional work experience, 5-10 years of experience in mall management positions.
    • Real Estate experience very helpful
    • Management skills; proven track record of team management
    • Knowledge of the retail/shopping mall business
    • Property management
    • Conflict management skill
