The Role

This is a full-time, commission-based sales role for someone who is prepared to actively pursue business and take responsibility for their results.

• Your work will involve sourcing properties, finding and qualifying clients, conducting inspections, building relationships and closing lease and sale transactions. Your income will be directly connected to the business you generate and the transactions you successfully close.
• We are upfront about this because it is important that the right people apply. This is not a position with a fixed monthly salary. It is suited to someone who is motivated by performance and wants the opportunity to earn more by putting in the work.

What You Will Do

Source & Capture Properties

• Build relationships with landlords, property owners, developers and facility managers to secure lease and sale instructions.
• Identify and source suitable properties within the firm’s target locations.
• Collect accurate property information, including photographs, measurements, asking terms, property details and available documentation.
• Ensure every property sourced is properly recorded through the company’s approved systems and channels.

Market the Portfolio

• Market company properties through the company website, property portals and approved social media channels.
• Keep property information accurate and up to date.
• Monitor listings and ensure properties that have been let, sold or withdrawn are promptly updated.

Generate & Qualify Leads

• Respond to enquiries received through the company and generate new business through your own network and prospecting.
• Understand each client’s budget, requirements, preferred location and timeline.
• Qualify prospects properly before arranging inspections.
• Follow up consistently and professionally until the opportunity is converted or closed.

Conduct Inspections

• Schedule property inspections through the company’s approved booking system.
• Prepare for each inspection and ensure clients receive a professional experience.
• Attend inspections and represent Ash Properties professionally.
• Complete the required inspection acknowledgment for every prospect and inspection.

Close Transactions

• Manage transactions from the initial enquiry and inspection through offer, documentation, completion and commission receipt.
• Work closely with the Head of Lease Department and the firm’s legal and administrative teams where necessary.
• Maintain professional communication with clients, landlords, developers, lawyers and other parties throughout the transaction.

Maintain Records

• Keep your sales pipeline, client records, property information and transaction files accurate and up to date.
• Use the company’s systems properly and follow established procedures for recording and managing business activity.

Work Towards Your Target

• Individual and team targets will be communicated in writing at the beginning of each quarter.
• You will know what is expected of you and will be able to track your performance against those targets.

What You Will Earn

• Commission on qualifying transactions you close, paid from the firm’s net commission received and cleared.
• A five-tier commission structure with earning potential of up to 20%, subject to the applicable commission structure and performance requirements.
• Commission arrangements for qualifying introductions and shared transactions, allowing team members to collaborate without unnecessarily losing the benefit of their contribution.
• Full commission terms are contained in the firm’s Commission Structure and Payment Policy, which will be issued to every marketer upon engagement.

• Need to be constantly reminded to make calls, follow up or pursue opportunities.
• See inspection acknowledgments, pipeline updates or transaction records as unnecessary paperwork.
• Are uncomfortable with your income being directly linked to your performance.
• Are unwilling to prospect and actively pursue new business.
• Attempt to bypass the firm or transact directly with a client or opportunity introduced through the firm.

What We Are Looking For

• A genuine interest in building a career in commission-based real estate sales.
• Strong spoken and written English.
• A confident, presentable and professional manner.
• Good communication, negotiation and follow-up skills.
• Comfort using a smartphone and basic office software.
• Ability to work with Microsoft Teams, SharePoint and Outlook as part of your daily work.
• Ability to move around Lagos for property inspections and client meetings.
• Reliable access to Ikoyi and the surrounding prime real estate locations.
• Availability to work on Saturdays when the inspection schedule requires it.
• A degree, HND or OND is an advantage, but not a requirement.
• Previous experience in real estate, property or sales is an advantage, but not a requirement. Training will be provided to suitable candidates.
