Job Summary
The Business Manager (BM) is responsible for driving revenue growth through strategic client acquisition, management of the sales pipeline, coordination of site inspections, conversion of leads into sales, and management of client relationships. The role plays a critical part in achieving monthly sales targets and ensuring smooth progression from lead generation to property allocation and documentation.
Key Responsibilities
Business Development & Lead Generation
- Identify and develop new business opportunities in the real estate market
- Drive acquisition of high-quality leads through referrals, digital marketing, field activities, and partnerships
- Maintain and expand a strong pipeline of prospective clients
Sales & Revenue Generation
- Convert leads into paying clients and achieve monthly sales targets
- Manage the full sales cycle from initial inquiry to closing
- Negotiate and finalize property deals with clients
- Ensure timely follow-up on all prospects to improve conversion rates
Client Relationship Management
- Build and maintain strong relationships with clients and investors
- Address client concerns, objections, and inquiries professionally
- Ensure client satisfaction throughout the buying and allocation process
Site Inspections & Client Engagement
- Organize and conduct site inspections for prospective clients
- Present property offerings effectively during site visits
- Collect and document client feedback after inspections
- Follow up with clients post-inspection to drive conversions
Property Allocation Support
- Coordinate with operations and admin teams for property allocations
- Ensure accurate matching of clients to available units
- Track allocation status and resolve discrepancies where necessary
Documentation & Transaction Support
- Ensure clients complete required documentation (KYC, agreements, payment receipts)
- Liaise with finance and operations teams for payment confirmation
- Monitor transaction progress until completion
Reporting & Pipeline Management
- Maintain an updated CRM or sales tracker
- Provide weekly and monthly sales reports including:
- Leads generated
- Site inspections conducted
- Deals closed
- Revenue performance
- Pipeline forecast
Team Collaboration
- Support and mentor junior marketers or sales executives
- Monitor team performance and ensure alignment with targets
- Share market intelligence and sales strategies with the team
Key Performance Indicators (KPIs)
- Monthly revenue target achievement
- Number of qualified leads generated
- Conversion rate (lead → site visit → sale)
- Number of successful site inspections conducted
- Client retention and referral rate
- Accuracy and completeness of pipeline reporting
Required Skills & Qualifications
- Bachelor’s degree in Marketing, Business Administration, or related field (preferred)
- Proven experience in real estate(3 years) sales or business development
- Strong negotiation and closing skills
- Excellent communication and interpersonal skills
- Ability to work under pressure and meet sales targets
- Strong organizational and reporting skills

RENUMERATION & COMMISSION
Renumeration monthly will be N300,000 Upon confirmation, after 3 months your Monthly Remuneration will be increased to N450,000.00 (Four Hundred and Fifty Thousand Naira Only)
You will be entitled to a 1% commission for every sale made by your team members. Commission shall be payable only upon successful sales and receipt of payment by the Company.
Your personal commission structure is revised as follows:
For transactions initiated and concluded generated by you,
- 10% commission on outright payment transactions
- 7% commission on payment plan transactions
For transactions initiated by the company through adverts and given to you for conclusion,
- 3% commission on outright payment transactions
- 1.5% commission on payment plan transactions
