    Maintenance Officer

    Job Description

    • Ensure that a Works Order is raised for all work instructed and authorised in accordance with the Association's agreed procedures.
    • Give general technical advice, carry out pre-inspections and specify all necessary works.
    • Procure and supervise works and carry out post inspections and raise any necessary remedial work.
    • Carry out post inspections on all jobs and jobs ensuring completed work matches raised works order and that the quality of work, value for money and service delivered meets the Associations standards.
    • Give general technical advice to other Association departments and as required provide advice on works required in void properties Manage and authorise expenditure up to approved personal limit, all in accordance with the Association's Procedures.
    • Receive O&M Manuals and administer new properties at end of Defects Liability Period.
    • Be available to regularly provide advice and guidance to other maintenance staff as necessary.
    • Ensure that all relevant work is subject to insurance claims and that a comprehensive audit trail of all claims and their decisions is kept
    • Ensuring that the list of approved contractors for reactive maintenance services is kept up to date in relation to all of the Associations requirements
    • Carry out quality monitoring checks on approved contractors and make recommendations to the PSM as regards their continuing suitability
    • Provide monthly performance reports to the PSM
    • Assist PSM in identifying improvements in all areas of service delivery. Assist with the drafting and implementation of procedures in order to standardise tasks
    • Budget monitoring and reporting on such as dictated by the management
    • Provide a effective maintenance service, including guidance and support to our Care Homes in accordance with policy & procedures
    • Attendance at Annual Tenant Meetings and attendance at Tenant Representative groups as required.
    • Ensuring that Right to Repair, Right to Compensation and Permission Requests from tenants are dealt with appropriately and timeously
    • Identify and implement training and development for Maintenance Coordinators in consultation with the PSM.
    • Ensure compliance with all aspects of Health & Safety requirements and legislation including implementing and monitoring risk assessments this includes gas servicing.

    Planned and Cyclical Maintenance:

    • Assist in the procurement of Association's planned works programme complying with all necessary legislation, in particular EU Procurement guidance.
    • Carry out such technical assessments prior to instruction of work as might be necessary.
    • Ensure that a Works Order is raised for all work instructed and authorised in accordance with the Association's agreed procedures.
    • Regularly supervise/monitor contractor's work performance, dealing with any issues.
    • Ensure that the quality of workmanship of contractors is of a consistently high standard (Including carrying out the Association's standard audit process), that it represents value for money, and that work/job targets are met in accordance with departmental objectives.
    • Responsible for the carrying out of annual property inspections, and in meeting the Association's planned maintenance programme.
    • Such other duties, relevant to the level of the post, as may be required in accordance with the needs of the department and/or the Association.

    Key Performance Responsibilities
    Financial and Non- Financial Asset Responsibility, are responsible for:

    • Post carries expenditure authority within budgeted provision as laid down in procedures e.g. internal/external redecoration
    • Ensure that contractors provide value for money
    • Financial authorisation for Maintenance Officer, Housing and Property is on any one order is Accountability, Judgement and Decision Making Responsible for: -
    • Selects and instructs appropriate contractors from the approved list according to their suitability for the job and make recommendations using initiative and judgement.
    • Carries out technical assessments and monitors contractor performance to reinforce accountability Job Complexity and Responsibility Responsible for: -
    • Responsible for ensuring that contractors maintain standards in accordance with those specified by the department
    • Problem solving, providing an overview of all building trades to find the most beneficial solution Ensuring all work complies with best practice, current building regulations and H&S legislation. Provide informal H&S advice to employees and tenants.
    • Health and Safety compliance and awareness
    • Manage consultants and contractors
    • Possess detailed knowledge and experience of all building and trades including electronic systems Communication and Relationships - External and Internal Responsible for:
    • External: Contractors, Consultants and Residents.
    • Maintain good relationship with all of the Associations customers Special Conditions Participate in the Association's response team as part of the business continuity response to major incidents e.g fire, floods. General
    • Undertake ongoing learning and professional development, as necessary, to maintain high standards in the quality of work, as outlined in the Job Description. This includes participation with the Board in regular reviews of Association and individual performance.
    • Undertake any other duties within the scope of this job description, at your normal place of work or at any other of the Associations establishments.

    Requirements

    • Certified Teachers only are preferred, with excellent teaching approach and 3+ years successful teaching experience.
    • B.Sc in specified field
    • Must have experience teaching and tutoring Year 7-12(for teachers)
    • Outstanding expertise in specified positions and ability to provide effective experiential learning
    • Enthusiastic and positive attitude, highly responsible; able to motivate and inspire learners.
    • Responsible and passionate about the position applying for
    • Able to help students with diverse educational backgrounds and learning abilities
