    M&E Project Manager

    PROJECT MANAGER JOB DESCRIPTION
    JOB TITLE M&E PROJECT MANAGER

    JOB SUMMARY M & E Project Manager will provide overall project management support for all projects.
    To plan, budget, monitor, execute & oversee all project aspects and ensure that scope, cost and project direction is on schedule.

    • Planning and Defining Scope, Activity Planning and Sequencing, Resource Planning, Developing Schedules, Time Estimating, Cost Estimating, Developing a Budget, Documentation, Creating Charts and Schedules, Risk Analysis, Managing Risks and Issues, Monitoring and Reporting Progress,
    • Team Leadership, Strategic Influencing, Business Partnering, Working with Vendors, Scalability, Interoperability and Portability Analysis, Controlling
    • Quality, Benefits Realisation. M&E design, solar/inverter systems and calculations.

    KEY RESPONSIBILITIES

    • Meeting with clients and establishing their requirements.
    • Producing, reviewing and implementing appropriate documentation including: pre-construction information, schedules of work,
    • specifications, schematics and drawings for tender for each project.
    • Manage a portfolio of approved Mechanical and Electrical (M&E) contractors through the lifecycle of a project.
    • Project cost procurement, analysis, appraisal and budgeting.
    • Communicating with clients and colleagues, engaging with specialist consultants as required.
    • Ensuring that programmes are agreed between the client and thecontractor prior to each project commencing, updated as required and that key deadlines are met.
    • Ensure M&E services are installed correctly and to the correct specification.
    • Monitoring working practices, managing contractors and reporting lack of compliance to your line manager.
    • Ensuring compliance with Health, Safety and Fire, ACOP's and company policies.
    • Ensuring receipt of relevant certification, correspondence, documents, drawings, and financial records.
    • Provide technical support where required to other internal departments.
    • Project analysis and clear progress reporting to management as required.
    • Read and understand the limits to the required scope of work. (when is a change order is required)
    • Understand how to find the notice requirements for constructive changes, delays or project acceleration.
    • Determine the pricing for the job (ie fixed price, T & M, GMP, etc.).
    • Know and understand the closeout requirements.
    • Know and understand the term of the contract or period for performance.
    • Know and understand how the “Contract Amendment/Change Order Process” is addressed in the contract.
    • Conduct the pre-job meeting.
    • Invite all project team members to the pre-job meeting. (Include Operations Manager, Operations Reporting Controls and Safety
    • Professional)
    • Prepare the pre-job meeting agenda.
    • Review minutes and distribute to attendees.
    • Review Safety Violation Process.
    • Initiate the job site hazardous analysis.
    • Set Goals for the project.
    • Providing day to day interface and developing integration between the client and contracted technical staff and ensuring that all schemes are being effectively delivered to the clients satisfaction.
    • Describing user requirements, commenting on design proposals and supporting design reviews (HAZOPs etc).
    • Supporting the commissioning & validation process from the commissioning plan to the VMP through to final snagging.
    • Manage all aspects of project documentation including submittals, RFIs and project meeting minutes.
    • Supervise and direct overall project activities including planning and coordinating, circumventing/resolving problem areas, ensuring all company/project policies, procedures and standards are maintained, etc.
    • Maintain all change order, submittal and document (drawing) control logs. Prepare required logs and other project documentation for construction meetings.
    • Responsible for contract submittals that are accurate and timely.
    • Responsible for creating and issuing the Subcontractors’ contracts.
    • Responsible for the assembly and timely delivery of the Owner and Maintenance Manuals.
    • Ensure that the project quality control plan is in effect and followed.
    • Interacts with Subcontractors to make certain that correct documentation and drawing for the Owner and Maintenance Manuals are obtained.
    • Responsible for keeping the Warranty Log up to date.
    • Represent company/project in meetings with client, subcontractors, etc.
    • Cooperate with Electrical and Mechanical Engineers and technically assist field personnel assigned to area of responsibility.
    • Monitor other contractors’ activities and progress.
    • Responsible for creating the Job Information Sheets and establishing Job Files.
    • Assume total project supervision responsibilities in Head, Projects and Services absence.
    • Prepares price change orders and project reports and documentation.
    • Works with payroll to ensure accurate payroll information.
    • The duties and responsibilities are intended to describe the general nature and scope of work being performed by this position. This is not a complete listing and other duties will be assigned based on the positions role within the business unit.
    • Provide information and updates to the Marketing Department for pre-qualifications.
    • Prepare for pre-qualification presentations.

    Carry out vendor, supplier, technician and artisan pre-qualification and profiling.

    Core skills:

    • Sound knowledge of electrical, mechanical and solar/inverter, gas, waste power generation engineering, products, services and consulting of all aspects of construction (technology, equipment, methods, etc.) as well as an understanding of Company and industry practices, processes, and standards and their impact on project activities.
    • Proficient in AUTOCAD, REVIT, Microsoft software (Project, Word, Excel, Outlook, Visio and Power Point), and estimation software (Accubid & MEP).
    • Negotiation, Relationship and Financial Management Skills
    • Experience in full project lifecycles, being capable of reading and preparing drawings, writing schedules of work, liaising with
    • consultants, overseeing design issues on site, providing technical advice for all mechanical and electrical matters, issuing RAMS and
    • general Project Management duties.
    • A good working knowledge of Mechanical and Electrical building services, automation and management systems.
    • Experience and technical knowledge in a range of Plumbing (Water supply (cold and hot), Borehole and water treatment, Rainwater
    • system, Sewage treatment, Soil and waste system, Sanitary wares, kitchen equipment and accessories, Installation of swimming pools, water fountains and Jacuzzis, Bulk storage tanks and day tanks, Piping and dispensers), fire protection and suppression and HVAC
    • (Smoke Extraction Systems, General Ventilation Systems, Pressurization Systems, Chilled Water Systems, Direct Expansion
    • Systems, Variable Air Volume Systems, Variable Refrigerant Flow Systems, Precision Close Controlled Systems) Fire Protection and
    • Suppression(FM200 Gas, Fire Sprinklers, Fire, Extinguisher, Fire Hose Reels, Fire Hydrant).
    • Experience and technical knowledge in electrical HV, LV and ELV, Energy Metering, infrastructure.
    • Experience and technical knowledge in M&E consulting services; Design & Installation, Supervision, Monitoring & Control, Project & Facility Management, Power & Energy Management, Testing & Commissioning, Audits etc.
    • Desirable commercial industry experience and knowledge of sector with experience of delivering multiple projects simultaneously.
    • Good understanding of technical drawings, schematics and specifications.
    • Excellent attention to detail and Customer service driven.
    • Manage the mechanical and electrical aspects of developments.

    Qualification:
    Minimum B.Sc/B.Eng Electrical/Power/Mechanical or related field.

    Minimum Experience:

    • 3-5 years’ extensive experience/knowledge of construction, design and cost management as an Electrical/Mechanical Project Manager
    • or similar position in Commercial, Institutional and Industrial environment.
    • Experience managing large commercial, institutional and Industrial Projects N10 million and above preferred.
    • Estimating experience and knowledge of site surveying, project sequencing, methods and materials practices and electrical systems.
    • Can be a combination of training, education and relevant work experience that is equivalent.
    • Professional Membership: PMI, NSE, COREN, IEEE.
    • Certification: PMP
