    Property Manager

    JOB DESCRIPTION:

    • Property Manager shall have overall responsibility of enhancing landlord -Tenant relationship
    • Ensure tenancy contract agreement is signed by both existing and new tenants
    • Ensure proper archive of all documentations regarding the building complex
    • Seek out and execute innovative ways to ensure all empty space within complex is occupied within the shortest possible time.
    • Advise Asset Management Group on cost effectiveness in maintenance of the complex as well as increase energy efficiency.
    • Supervising staffs including cleaners, security, equipment maintenance, gardeners etc
    • Ensuring that basic facilities in the premises such as water, heating, electricity etc are well maintained and relevant government fees/charges are paid
    • Overseeing/supervising building renovations or refurbishment of the complex
    • To send out reminders and ensure tenants pay rent/service charge as at when due
    • To serve as a first point of contact for tenants and prospective tenants.
    • Ensure that the building facility meets government regulations and environmental, health and security standards (e.g fire alarm/extinguishers)
    • Write monthly report on the general status of the building and issues of concern
    • Reconciliation of rent paid with the tenancy schedule.
    • Updating of periodic rental payment
    • Property acquisition and/or disposal
    • Marketing of the properties under the company’s portfolio.
    • Projected budget for a fiscal year, managing the budget and maintaining the record.
    • Liaising with legal dept for prompt delivery of tenancy agreement and issuance of notice to quit.
    • Writing of rent revision and rent demand notices.
    • Allocating and managing space within buildings.

    SKILLS/QUALIFICATION

    • Minimum of 5 years relevant work experience as property manager
    • Minimum upper credit in Real Estate Management or any related course
    • Fully understanding property management and its financial aspects
    • In depth knowledge of all rules and regulations surrounding property management
    • Competency in MS Office and relevant databases and software
    • Customer focus and bottom line orientation
    • Interpersonal savvy with strong communication and presentation skills
    • Well organized with excellent time management skills
