    Senior Manager, Property - Acquisition & Pre-Build

    SUMMARY:

    • The Senior Manager, Property - Acquisition & Pre-Build is responsible for the management of the Landlord relationship of ATC Nigeria owned/leased sites as well as the project management of the Site Acquisition aspect of the Build to fill (BTF) project including planning, execution & control of the Service Delivery framework achieving the overall Strategic Business objectives.

    ESSENTIAL DUTIES:

    • Oversee all site acquisition activities in ATC Nigeria and share progress with management.
    • Provide leadership of the Site Acquisition Team working within the Build to Fill (BTF) project.
    • Collocation/ BTS – support the acquisition of consents for the delivery of collocation and BTS projects within process timelines.
    • Lease Management - ensure ATC’s compliance in a professional manner with obligations of all landlord leases including payments, reviews, renewals, etc
    • Optimize framework for timing of renewal of leases and seek efficiencies in the areas of ground lease escalation.
    • Ensure continuous improvement in the Landlord relationship with ATC and ensure an overall positive experience dealing with ATC.
    • Proactively manage all consent and land title disputes.
    • Drive the shift towards electronic payments for all landlord rents.
    • Asset Desk - ensure active management of the tickets escalated in Footprints, particularly on VIP sites.
    • Data Management - responsible for monitoring compliance with document storage in Pre-OTM/OTM & and the unit regression testing, etc.
    • Processes & Controls - ensure compliance with processes and undertake continuous improvement of same
    • Reporting- internal reporting to Management on the department’s performance.

    SUPERVISORY RESPONSIBILITIES

    • Supervise and manage the performance of:
    • -Senior Legal Manager (Contract Management)
    • -Site Acquisition Manager
    • -Permit Manager
    • -Property Coordinator / Administrator
    • Proactively identify and resolve personnel issues in conjunction with Human Resources
    • Recruit, develop, and retain staff, partnering with Snr. Management, Recruiting, and Human Resources. This includes onboarding and orientation for new hires.
    • Provide disciplined performance management for the team. Define and communicate annual goals, perform formal and informal performance reviews, and ensure changes and updates are communicated in a timely and professional manner.
    • Create a strong collaborative team environment.

    COMPETENCIES:

    • Advanced working knowledge of Landlord and Tenant Law & Practice.
    • Excellent knowledge of land acquisition, documentation, and Permitting Laws and Practices of Nigeria.
    • Ability to read and interpret legal documents; ground leases, legal descriptions, surveys, block plans, easements, purchase contracts, etc.
    • Demonstrated success in identifying and synthesizing customer needs into a concise, clear influential presentation. Can teach others how to do so as well.
    • Ability to work effectively across many internal functional groups to optimize product offerings, create a seamless customer experience, and resolve issues.
    • Self-motivated; Able to work both independently to complete tasks and respond to department requests, as well as collaborating with others to utilize resources and knowledge of others in identifying high-quality solutions.
    • Ability to identify strong talent and build individual and management capability.
    • Excellent planning skills; Ability to effectively manage priorities for self and team to meet business requirements and deadlines in a dynamic and fast-paced environment.
    • Excellent leadership skills; Ability to drive and motivate the team to achieve results; Ability to influence and inspire action.
    • Ability to drive work both independently toward the successful attainment of set goals and as part of a team to leverage input and knowledge base of others within the company in providing rounded and thoughtful solution sets
    • Ability to identify key contacts for follow-up; excellent ability to communicate project status updates to the team and cross-functionally to ensure understanding.
    • Excellent strategic and problem-solving skills to effectively influence decision-making in key negotiations.

    EDUCATION AND EXPERIENCE:

    • A reputable bachelor’s degree in Land Management/Development Planning, Estate Management, Facilities Management, Law, or Finance. An advanced degree is an advantage.
    • Minimum of twelve (12) or more years of experience in Telecommunications Site Acquisition/Property Management.
    • 6+ years of senior management experience.

    Senior Legal Manager

    SUMMARY:

    • The Senior Legal Manager is responsible for providing expert legal advice to support business stakeholders and ensuring legal compliance in respect of business decisions, processes, and documentation.
    • The role holder is also responsible for communicating to, staff about any legal developments that may impact their areas.
    • He/she is also responsible for managing any outsourced Legal partners to ensure KPIs are met and that a professional service is provided to the business that meets or exceeds expectations.

    ESSENTIAL DUTIES:

    • Provide corporate/ commercial legal advice for the company’s operations.
    • Provision of expert legal advice to support business stakeholders and ensure legal compliance of business decisions, processes, and documentation.
    • Effective self-leadership as an individual contributor in a high-performance environment
    • Coaching, training, and change communication to staff on any legal developments impacting the business.
    • Management of Legal and Regulatory outsourced partners.
    • Management and interface with regulatory authorities and external counsel.
    • Drafting key commercial agreements for the company.
    • Perform due diligence review on various real estate documents, including ground leases and title deeds with a high level of detail.
    • Handle litigation issues with the support of external counsel.
    • Perform company secretarial duties.

    FUNCTIONAL KNOWLEDGE AND COMPETENCIES:

    • Knowledge of corporate/ commercial law principles
    • Knowledge of land law principles, including title and legal document requirements.
    • Experience in drafting commercial agreements.
    • Excellent organizational, written and verbal communication skills.
    • Exceptional attention to detail.
    • Strong computer skills including Microsoft Office.
    • Litigation experience.
    • Telecoms/infrastructure experience
    • Regulatory experience
    • Ability to work with functional groups and different levels of employees throughout the ATC Nigeria organization to effectively and professionally achieve business results
    • Strong follow-up skills; ability to organize applicable department timelines and follow up with internal and external customer needs as needed
    • Strong written and oral communication skills, including the ability to present ideas and suggestions clearly and effectively
    • Strong organizational skills; ability to accomplish multiple tasks within the agreed-upon timeframes through effective prioritization of duties and functions in a fast-paced environment
    • Strong track record of building and maintaining solid relationships with both internal and external customers and vendors.
    • Self-motivated, able to work both independently to complete tasks and respond to department requests as well as collaborating with others to utilize resources and knowledge in identifying high-quality solutions

    EDUCATION AND EXPERIENCE:

    • Bachelor’s Degree in Law
    • 5 – 8 years at the Nigerian Bar and UK/ US Bar Qualification if applicable.
    • 5+ years of legal work experience in general commercial and corporate law. International exposure is an advantage.
